■ 主な業務内容
●プロジェクト管理資料の作成(スケジュール、資材調達、コスト管理、進捗表など)
●施主・建築士・エンジニア・サブコン・ベンダーとの調整・コミュニケーション
●現場巡回による進捗・品質・数量・安全確認
●O&Mマニュアル(操作・保守マニュアル)の作成
●図面・仕様書に基づくサブミットログの作成
●承認済みサブミットの管理、スケジュール影響の報告
●変更依頼に関する資料作成
●プロジェクト完了に必要な書類の作成・提出
●契約書・図面・仕様書のサブコンへの配布
●会議の議事録作成・配布
●各種建設会議のスケジュール調整・参加
●顧客(施主・建築士・エンジニア・サブコン等)との関係維持
●入札前のサブコン・サプライヤーへの見積依頼
●契約書の準備・署名手続き
●保険証明書・ボンドの申請
●建築許可申請・進捗フォロー
●工事期間中の品質・工程・予算・安全の管理

■ 必須要件・スキル
●建設マネジメント、機械工学、または関連分野の学士号
●建設業界または製造業のプロジェクトエンジニア経験(3年以上)
●建設現場や類似の環境での施工管理経験がある方
●建設業界の標準的な概念・手法への理解
●高い組織力・分析力・問題解決力
●マルチタスク能力、細部への注意力
●ソフトウェアの習得・使用に抵抗がないこと

Responsibilities:
●Representative duties include, but are not limited to:
●Prepare project management documentation such as schedules, material procurement lists, cost tracking, and progress charts.
●Coordinate and communicate with owners, vendors, subcontractors, architects, engineers, and suppliers to ensure timely project completion.
●Conduct site inspections to assess quantities, specifications, quality, subcontractor progress, and safety compliance.
●Develop operations and maintenance manuals as required.
●Perform additional duties as needed to support organizational goals.
●Prepare accurate and timely submittal logs based on project drawings and specifications.
●Receive approved submittals from architects/engineers and notify the Project Manager of any potential schedule impacts.
●Assist the Project Manager by preparing backup documentation for change requests.
●Complete all required project close-out documents in a timely manner.
●Distribute contract documents—including drawings, specifications, and general conditions—to subcontractors, including accepted alternates or addenda.
●Take accurate meeting minutes and distribute them promptly.
●Schedule required construction meetings and attend pre-bid, project, and close-out meetings with owners and architects.
●Maintain strong relationships with owners, architects, engineers, subcontractors, suppliers, and public officials; support timely payment processes.
●Solicit proposals from subcontractors and suppliers prior to bid submission deadlines.
●Review contracts with the Owner and Project Manager and prepare final documents for executive signature.
●Submit requests for surety bonds and insurance certificates and forward signed contracts to the Owner.
●Submit building permit applications, monitor review progress, and obtain approvals; coordinate fee payments with Accounting.
●Proactively manage project quality, schedule, budget, and safety during construction; maintain schedules and documentation tools.
●Update subcontractors and suppliers regarding changes to plans, specifications, or schedules.
●Report productivity, costs, quality control, documentation status, and payment processing to management; escalate issues
affecting quality, budget, schedule, or safety.
●Prepare operations and maintenance manuals as required.
Required Knowledge and Abilities:
●Bachelor’s degree in construction management, Mechanical Engineering, or a related field.
●Minimum of 3 years of experience in general construction or project engineering in manufacturing or a similar field.
●Familiarity with standard construction concepts, practices, and procedures.
●Strong organizational, analytical, and problem‑solving skills.
●Detail-oriented with the ability to manage multiple tasks simultaneously.
●Proficiency in software tools or the ability to learn new systems quickly.
●Demonstrated leadership capability.
●Strong mathematical skills (addition, subtraction, multiplication, division) and planning/organizational abilities.
●Ability to read and understand memoranda, reports, and technical bulletins.
●Ability to operate computers and office equipment efficiently and accurately.
●Ability to apply construction-related technical knowledge.
●Ability to understand and follow instructions from supervisors.
●Ability to work with both abstract and concrete variables.
●Ability to interpret governmental regulations and instructions.
●Must hold a valid U.S. driver’s license.
Additional Requirements (Japanese Language & Travel):
●Ability to communicate effectively with Japanese clients and stakeholders (Japanese language and cultural understanding required).
●Experience in construction site supervision or project coordination.
●Ability to travel across U.S. states for short-term business trips (2–3 days minimum).
